2023 Summer Internship Program

MassHousing's Summer Internship Program provides interns with the opportunity to work for a mission-driven organization and gain exposure to internal and external stakeholders, learning about different aspects of the affordable housing ecosystem. The program seeks to create an environment where interns can explore new career opportunities and further their professional development.

What Interns Can Expect

Each intern will be assigned to a supervisor who will provide mentorship in achieving their career goals. Interns work 35 hours per week, Monday through Friday, following a hybrid schedule in which they are on-site two days a week. On-site workdays will be based at MassHousing's offices located at One Beacon Street in downtown Boston.

All interns will be organized as cohort and will attend bi-weekly meetings led by MassHousing's Diverse Initiatives team, where they will have the opportunity to interact with the Agency's executive staff and share different projects they are working on. This will also create opportunities for interns to share out and learn from different affordable housing practitioners.

Homeownership Production Data Analyst Intern

Internship Summary

One-way MassHousing carries out our mission is through our mortgage financing to support affordable home ownership opportunities. Our mortgage financing is carried out by our Home Ownership business line, who performs full-service mortgage banking activities, which includes loan origination, loan servicing, and mortgage insurance.

The Homeownership Production department promotes products, services and programs to consumers, lending partners (banks, credit unions and mortgage companies), and homebuyer counseling agencies. The Home ownership Production department is responsible for first mortgage, down payment assistance and Mortgage Insurance production growth.

MassHousing (MH) is looking for a Homeownership Production Data Analyst Intern to develop the analysis, visualization, and reporting of economic and community data for the Homeownership Production Department (this includes, but is not limited to, maintaining the MH lender rankings/activity and reporting, as well as identifying and reporting on market trends).

The Homeownership Production Data Analyst will report to the Business Development Analyst, and work with, Senior Director of Homeownership Production, Sr. Relationship Managers, and Relationship Managers.

This is a paid three-month internship starting June 5, 2023. Pay rate is $19.00 - $22.00 per hour, commensurate with prior experience. The internship maintains a Monday through Friday schedule requiring a commitment of 35 hours per week.

MassHousing offers an Alternative Work Schedule (AWS)-hybrid work model however not all positions are suitable for remote work. Internships will be expected to work on site at least two days a week. During the onboarding and training period interns will be expected to be on site as directed.

The ideal Homeownership Production Data Analyst Intern will

  • Possess an exceptional capacity to develop and analyze data.
  • Have the ability to work independently, collaboratively with a team.

  • Be proficient with Word, Excel, and PowerPoint.
  • Possess strong written and verbal communications skills.
  • Be currently pursuing an undergraduate degree in Business and Finance.
  • Hold an interest in gaining mortgage lending industry experience and exposure to affordable lending products and services and in researching housing market data.

The Homeownership Production Data Analyst Intern can expect to

  • Effectively utilize internal homeownership data, Warren Data- Market Share and Loan Originator reports to provide an analysis of current market share. Focus on MH mission goals, to help identify areas of growth, including geographic and lender specific.
  • Utilize MassHousing’s Cognos reports and Warren Group Market Share data base and analyze MassHousing’s approved lender production as it compares to statewide production.
  • Evaluate individual Relationship Manager assigned accounts for production as it relates to mission goals; utilizing Cognos and Homeownership Business Intelligence (HOBI) reports to measure all mission production. (Black Indigenous People of Color "BIPOC", Gateway Cities, and Low-mod income).
  • Hold responsibility for daily data entry into the tracking of external emails received into Homeownership Consumer Inquiry (HOCI) log- tracking and reporting of all the consumer/lender emails received in the HOCI mailbox.
  • Obtain data for annual Lender recertification- to include:
    • Cognos data base for Lenders Scorecard for previous calendar year.
    • Encompass for lenders production and active pipeline report.
  • Analyze current lenders activity for each account, including loan characteristics.
  • Collaborate with Sr Relationship Managers to revise all training PowerPoints posted on emasshousing and utilized by lender partners and ensure presentations are organized in consistent formatting.
  • Have access to the following technology: Warren Group data, Cognos, Homeownership Business Intelligence (HOBI), Encompass, and emasshousing.

Internship Summary

The Housing Stability Division (HSD) is a division within MassHousing, Massachusetts' affordable housing bank. In HSD, we work at the intersection of housing and social issues, both in addressing challenges and highlighting opportunities for housing staff, residents, and communities across the Commonwealth.  The internship is thoughtfully designed around the areas of Education, Experience, and Exposure to provide a comprehensive and robust learning and work experience.

The Housing Stability Intern, as part of a team of interns, can expect to

  • Develop a collaborative communications plan for one of the programs that the Community Services Department at MassHousing manages and/or funds. This will include creating a strategy for the project, interacting with various stakeholders inside and outside of the Agency, and presenting the final product to senior leadership. Intern projects from previous years can be viewed here: 2017- Summer Programming, 2018 - CCRI, 2019 - Boston HUB, and 2022 - TPP. The focus for 2023 will be on HSD’s Tenant Assistance Program (TAP) with the goal of creating external-facing content for the sites interested in enrolling in the program. (50%)
  • Go through various leadership development exercises as part of their education. This includes content on leadership style, interpersonal communication, managing conflict, emotional intelligence, effective interviewing skills, resumes, and workplace culture. (20%)
  • Assist on data entry and administrative tasks across all programming for the Community Services Department. (20%)
  • Broaden knowledge of housing and community services by attending various events, meetings, and programs. This will include a group synthesis of each event by the team of summer interns. Interns help determine what they are interested in attending and are encouraged to seek out their own area of interest to learn more and network both inside and outside of MassHousing. (10%)

Internship Summary

The Marketing Intern will work with a small, 3-person team of MassHousing marketing and communications professionals to develop written and digital content that promotes MassHousing’s affordable home ownership programs, rental housing finance programs, and the initiatives of the various support lines at MassHousing.

One of the primary responsibilities will be to research and compose website content that highlights people and stakeholders who have been aided by MassHousing. This will include recent first-time home buyers; nonprofit or for-profit developers of apartment communities; residents of MassHousing-financed rental housing; small business owners; as well as staff at MassHousing. Content will be used on the masshousing.com website, in newsletters, on social media, and/or in reports and presentations. A primary objective in creating this content is to improve the MassHousing website’s search engine optimization (SEO) performance.

The Marketing Intern will conclude the internship by making a presentation to one or more senior MassHousing leaders, other staff, and possibly other interns.

The Marketing Intern will leave the experience with material for their portfolio of work; a better understanding of housing and real estate finance; an appreciation for the role of a quasi-public lender and its role in state government; improved skills in SEO and website content creation and administration; and experience with presenting themselves and their work to senior people in the organization and receiving valuable feedback from them.

The Marketing Intern can expect to

  • Interview MassHousing customers, beneficiaries, and stakeholders, such as first-time home buyers; renters; owners, managers, or developers of rental housing; and small businesses.
  • Write stories, blog posts, social media posts and other content that tell the stories of these customers and stakeholders and how they benefitted from MassHousing products and programs.
  • Collaborate with MassHousing staff across the organization to understand how the programs work and to be able to describe them in straightforward language for general audiences.
  • Interview MassHousing staff and fellow interns for stories to be shared internally via the staff newsletter and intranet.

The Loan Servicing & Operations Intern will assist the Homeownership Servicing & Operations Division with providing best-in-class servicing to MassHousing's in-house servicing portfolio of approximately 20,000 single and multi-family mortgage loans. The Secondary Marketing Intern can expect to

  • Support the Agency’s rate sheet preparation processes, data files and distribution process.
  • Research, analyze and compare rate and prices offered by investors and lenders.
  • Provide professional, quick, accurate and valuable responses to incoming phone calls and email inquiries from production and all other internal departments.
  • Provide lock desk support to customers consisting of loan officers, processors, underwriters, management and other office support staff and business partners.
